Stadium Village is set to put Sunderland firmly on the map as a regional hub
for sports and leisure. The plan is for a mixed-use village based around the
existing facilities - the Stadium of Light and the Sunderland Aquatic Centre,
which boasts the region’s only 50 metre swimming pool. The plan intends ultimately
to include a wide variety of leisure uses including the North East’s first indoor
real snow ski slope, new homes, offices and hotels.
John Anderson, Chairman of regeneration company Sunderland arc, who is leading
on the project, said Stadium Village was already putting the city on the international
map.
“Stadium Village forms an important part of the city’s wider regeneration plan.
It already boasts world-class leisure facilities and with further exciting developments
planned it is establishing Sunderland as a global sporting city.”
Developers are now being invited to give their expressions of interest in a site
earmarked for the indoor real snow ski slope. Simon Elliot, Property Development
Manager for Sunderland arc, who is handling the marketing of the site, believes
positives steps have been taken to ensure that real progress is made in 2010.
He said: “Over the last few months an initial overview of the scheme in the form
of a Development Framework, has gone to public consultation and it received overwhelming
support from the local community. We have now reached an exciting stage in the
development of the concept where part of the Stadium Village site is currently
being marketed to select a development partner to deliver the next phase of the
project.
“This will comprise a regionally significant leisure scheme which is anchored
by the indoor ski slope. We are particularly interested to find out what other
uses potential partners will propose which complement the ski element of the scheme
as this will be crucial to its long term success.”
The arc has already received interest from leisure operators and developers through
previous soft market testing, giving confidence that a product of this nature
will be attractive to the market. The facility would be a first for the region
and the only one its kind between Leeds and Glasgow.
Mr Elliot continued: “After the introduction of the award-winning Sunderland
Aquatic Centre we see this as the next step in the progression of Stadium Village.”
“A large part of the Stadium Village site is industrial, and a sensitive and
strategic acquisition programme is underway to help relocate existing businesses
as and when new developments progress. This is very much a long term project and
we are working hard to ensure existing businesses can benefit from the process
and take opportunities to improve and grow, while retaining them in the city where
possible.”
Working closely with Sunderland arc on a number of key acquisition sites for
Stadium Village is Sanderson Weatherall. Richard Farr, specialist in regeneration
for Sanderson Weatherall views the scheme as a hugely positive project for the
region. He said: “The work at Stadium Village demonstrates that real progress
continues to be made in North East regeneration schemes and we are thrilled to
be involved in such an innovative and well-structured project.
“Plans to convert the site into the leisure hub of the North East have been carefully
planned out to ensure continued progress, with as little disruption to businesses
as possible.”
The gradual re-working of Stadium Village, Richard Farr believes, is the key
to this being a successful regeneration project. He said: “The strategic nature
of the site and complex land assembly requires a phased approach to the delivery
of both residential, commercial and leisure development.
“For successful delivery, it is important that the re-working of this area compliments
other regeneration projects in Wearside, which include the former Vaux site and
the Sunniside redevelopment.
