Places for People took a strategic decision to collocate three offices into a single regional office. The brief was to seek accommodation for circa 100 staff on a single or maximum of two office floor plates. A property search resulted in the identification of two options after the break clauses had been exercised on the three existing offices all with different exit dates. However whilst a move into a new Grade A office space was achievable one of the existing landlords had an existing refurbished floor available. Accordingly it was possible to achieve a decant into this from the existing space allowing the landlord to refurbish a further floor which facilitated a phased move and fit out which provided both a suitable HR and property solution to the business. In addition to SW Agency providing office acquisition and negotiation services SW Building Team were instructed to carry out a full building element survey to identify any service charge risk areas for the new 10 year lease. Furthermore they provided a Schedule of Condition on completion of the Landlord’s works.
