Having successfully sold the former 20 acre Torrington Works Site to Commercial Development Projects, Sanderson Weatherall were subsequently retained to provide strategic master planning advice on a mixed use development. We initially negotiated and agreed terms with Travel Lodge and Toby Carvery whereupon Sanderson Weatherall Planning Team were instructed by Commercial Development Projects Limited to prepare and submit a planning justification and full application to consider the appropriateness of a hybrid application for the mixed use redevelopment of 7.9 hectares (19.52 acres) mixed use development comprising:
• 4,738 sq m (GFA 4,932 sq m) B2 Industrial Units (detailed) • 6 hectares B2 and B8 Storage and Warehousing (outline) • 414 sq m A3 Restaurant Uses • 399 sq m A4 Public House (detailed) and • 1,850 sq m (60 bed) hotel C1 (detailed)
The application was initially rejected by Darlington Council and subsequently an Independent Planning Inspector. Sanderson Weatherall planning presented the case at appeal and although the appeal was unsuccessful the resulting decision notice allowed a revised application to succeed. The Appeal decision concluded that the only remaining area of contention was the issue of design. All other town centre, sequential and loss of employment issues were accepted by the inspector. Construction is now underway for the first phase of the development. Sanderson Weatherall are retained to find occupiers for the restaurant and industrial / warehouse units.
